Property management IT

IT for property management companies: tenant requests, building networks and records you can stand behind.

Property managers run on requests, keys, cameras and tenant files spread across many buildings. We built OB TECH, the building maintenance app used by a Dubai property owner across 92 buildings and 2,989 flats, with eight roles and every request on record from the tenant's photo to the tenant's signature.

The problems we see

The IT problems property managers bring to us.

The office is the easy part. The buildings, the field staff and the tenant data are where things go wrong.

Requests on WhatsApp and paper
Maintenance requests arrive by message, call and paper, so nobody can say who has the job, when the visit is or what the parts cost.
Tenant data everywhere
Passport copies, Ejari documents and payment details in shared folders and personal phones, under the UAE PDPL (Federal Decree-Law No. 45 of 2021).
Cameras and doors per building
CCTV recorders and access systems bought building by building, with default passwords and no one checking they still record.
Building networks nobody owns
Internet links, switches and Wi-Fi in lobbies and plant rooms, installed by different contractors with no diagram.
Field staff without proper accounts
Technicians and supervisors sharing logins on shared phones, so there is no record of who closed which job.
Invoice and owner reporting
Owners asking for cost reports that take days to pull together from spreadsheets.

Questions

What property and facilities managers ask us.

Can you build a maintenance request app for our buildings?

Yes. We built OB TECH for a Dubai property owner with 92 buildings and 2,989 flats. Tenants raise requests with photos, foremen and stores update each step, the office confirms payment and the tenant signs off. We can build to your own process.

Do you install and look after CCTV and access control?

Yes. We supply and install cameras, recorders and door access, put them on their own network, change default passwords and check that recording works as part of the monthly report.

How do you protect tenant data?

Tenant files move into Microsoft 365 or a file server with permissions by team, MFA on every account, logging of who opened what, and backups. This supports your UAE PDPL obligations; your legal adviser confirms what applies to you.

We keep adding buildings. How do you handle that?

Each building gets the same written network, camera and backup standard, priced per building, so a new one is set up the same way as the last.

Do you work with owners' associations and facilities management companies?

Yes. The same problems apply: many sites, field staff on phones and records owners want to see. We size support to the number of users and buildings.

What happens if we leave?

Your Microsoft tenant, domains, app data and admin accounts stay in your name, and the network diagrams and configuration backups we keep are handed over in writing.
